6 tips to get your home ready to sell

Wanting to sell your property and not sure where to start or how to get it ready? After such a quiet period, the market might be flooded with new properties soon and so it is crucial to make sure no mistakes are made! See a guide below.

Large parts of the UK-housing market are currently on hold and many people get to spend most of their time at home. That is a great opportunity for you to prepare your home to sell, so that you can put it on the market when the time is right. Are you not sure how to get your property ready to sell? Here is a useful checklist of 6 things to do before you sell your property:

1.      First impression:
We strongly believe that first impressions are very important. Make sure your property is looking at its best. Generally, you have two opportunities to showcase your property. The second opportunity is when prospective buyers view your property in real life. So make sure that your property is in an immaculate condition when your estate agent’s photographer is taking pictures of your home. Of course, these high standards should be kept when carrying out viewings at your property.

2.      Declutter:
This is how you can make a real difference. Let’s face it, a home is the most pleasant to look at if it is in pristine condition. Give decluttering high priority as it also helps your property to appear more spacious. Remove personal belongings or items, such as the majority of framed photos or kids’ toy, which distract from your great home. Keep a few, lovely framed photos around the property to make it appear warm and inviting. Walking around in a clean and tidy home creates a nice feeling and buyers are more likely to place an offer if they can see themselves living in the property.

3.      Tidy up outside:
Spruce up your property’s curb appeal. A neat entry area or front garden will lift the perception of your property from the outset and will put a smile on the faces of potential buyers. These seemingly small improvements will help setting your home apart from the rest.

4.      Give each rooms the right purpose:
If you market your property as a three bedroom property make sure that there are three bedrooms, rather than two bedrooms and an office or playroom. Is the kitchen clean and old herbs and spices removed from the windowsill? Is your bathroom being used as a storage cupboard and cluttered with cleaning tools? On average, buyers view eight properties before buying one, so do not give them a reason to lose excitement about your property.

5.      Maintenance jobs:
Carry out those small DIY jobs which you have been putting off. You don’t look good if you have to tell potential buyers that you intended to fix the issues, but you never had time to do it. The following improvements could make a big difference:
·        Re-grouting in the kitchen and bathroom
·        Fixing of hanging cupboard doors
·        Removing limescale off the taps
·        Refilling cracks and little holes in the wall
·        Replacing broken light bulbs
·        Cleaning the entire property (incl windows)

6.      Kitchen and bathroom:
Who doesn‘t like a neat kitchen and a clean bathroom? Refurbishing these two rooms usually account for the biggest outgoings when buyers upgrade their newly acquired property. Keep your kitchen and your bathroom in good shape and potential buyers will be even more impressed about your property. Here are some tips:
·        Kitchen:
o  Tidy the worktop
o  Put food in cupboards
o  Put washing up away
o  Clean the windows

·        Bathroom:
o  Make sure this room is mould-free
o  Store toiletries away
o  Clean shower screen
o  Keep the toilet clean and the seat down
