Coming Late 2026: The New Database Every Landlord Will Need to Join

A new landlord database launches in late 2026, and registration will carry real penalties if you miss it. Here's what's confirmed so far, and the small amount of prep that will save you a headache once it lands.


A new piece of compliance is heading towards every landlord in England, and it's worth getting ahead of it now rather than scrambling later. The Private Rented Sector Database is due to launch in late 2026, rolling out region by region, and once it reaches you, registering will no longer be optional. Here's what's actually confirmed so far.

What the Database Actually Is
According to the government's own guide to the Renters' Rights Act, the database is designed to be a one stop shop for landlords, giving access to guidance and a clear way to demonstrate compliance, while also giving tenants more transparency about the homes they're renting. In practice, it means every landlord will need to register themselves and each of their properties.

What You'll Need to Do
Registration will be done online, with an offline route for landlords who can't use digital services. The exact information you'll be asked to provide is still being finalised in regulations, and there will be a fee to register, which the government has said will be kept proportionate. The National Residential Landlords Association confirms the rollout will happen in phases by region rather than all at once, so timing will vary depending on where your properties are.

Why It's Worth Taking Seriously
The penalties are not small. A first breach carries a civil penalty of up to £7,000, and repeat or more serious breaches can mean a penalty of up to £40,000 or criminal prosecution. Just as importantly, landlords who aren't registered will find their options limited when it comes to regaining possession of a property, and the NRLA notes you'll need to be registered to use certain grounds for possession under Section 8. This isn't a box you'll want to be ticking at the last minute.
