Greater London Properties advice on the Central London Sales Market? Read on...

Are you keen for some good news? This summer has seen a record number of deals leading to a potential property drought! So why will Autumn be the best times to sell, read on.

The press has a habit of being negative, often leading to depressing news and stalling consumer decisions unnecessarily. Which is why our Sales team have been so delighted with the Central London sales market this summer with a record month in July and more deals done than in the previous 5 years of trading.

Why?

With strong rental yields across London we have a number of buyers keen to invest meaning demand for property is high. Plus, every day buyers are back and actively searching (and quickly in order to avoid the upcoming mortgage rate hikes).  With little stock on the market, this has driven up prices putting them above market value.

More reasons to sell?

Limited stock has allowed the central London sales market to remain buoyant and our advice to vendors has remained consistent - strike whilst the irons hot! You can wait a lifetime for a stable market however if the pandemic has taught us anything it’s seize the day. If you want (and can afford) to upsize, move to the country, purchase a pied a tied, move closer to family then there is no time like the present. In addition, the introduction of a minimum EPC C rating arriving in 2025 has given Landlords the extra push they needed to sell up. What are buyers searching for?

Naturally, the demand for studio and one bedroom apartments is as popular as ever especially due to business travel being back up and running. However, we have been delighted to receive a number of instructions on some beautiful town houses and period homes across Central London postcodes which have all proven extremely popular with families - the majority being sold off market. To discuss this approach in more detail, feel free to give me a call.

In summary, Central London is as busy as ever and with an ever-growing list of buyers now more than ever is the perfect time to get your property valued for Sale. Do give me a call on 0207 734 4062 or email me today and I can arrange a time that is convenient for you to meet and view your home/s.

We hope you have had a fantastic summer and we look forward to hearing from you,
Warm Regards

Good news for local families — Transport for London has proposed a brand-new Superloop SL15 bus route that would run between Clapham Junction and Eltham, cutting right across the South Circular through West Dulwich, Tulse Hill and Forest Hill.

If you’re a landlord in London, you’ve probably heard the term “selective licensing.” It can sound complicated, but don’t worry — we’ll make it simple.

Selling for the first time can feel overwhelming. Everyone has advice, most of it conflicting. Here are the key questions to ask every estate agent, plus the step-by-step process you’ll go through to launch your home the right way.

Autumn may not be the first season that comes to mind when people think about moving, but it can be a surprisingly strong time to sell. Buyers who are still active at this stage of the year tend to be serious about completing before Christmas or the new year. With the right preparation, your home can stand out and attract motivated buyers even as the nights draw in.
