Getting the best value for your property isn’t about crossing your fingers. It’s about having a clear strategy from day one and the best results will come from a strong start!

Most sellers (quite rightly) focus on the final sale price. But in reality, the sale price is often shaped right at the beginning — in those first couple of weeks when your home is new to the market, buyers are paying attention, and there’s a real sense of momentum.

That early window is when you can generate:

  • Lots of viewings in a short space of time
  • Proper excitement
  • More than one interested party
  • And a much stronger negotiating position

It’s why the launch matters so much. Pricing isn’t just a number — it’s a way of creating demand and one of the biggest mistakes we see is pricing in a way that reduces viewings.

It’s understandable — if you want a certain figure, you naturally think starting higher gives you room. But buyers don’t behave like that. They search in price bands. They filter. They compare. And if you sit just outside a key bracket, you can lose a big chunk of your audience overnight.

Good pricing is about positioning your home so it attracts as many serious buyers as possible early on. That’s what creates competition — and competition is what protects (and often lifts) the final price.

Getting the house ready can be a faff… but it’s worth it

We won’t pretend otherwise: getting a home ready for sale can be a real hassle — especially when you’re working, juggling kids, and trying to keep life moving. But it’s also one of the biggest difference-makers.

When a home is:

  • Decluttered
  • Clean and bright
  • Styled to show space and flow
  • Thoughtfully staged (so it photographs and videos well and feels great in person)

…it simply shows better. Buyers can picture themselves living there. And that changes how they feel about the value. Rushing to market before the property is ready often comes back to bite — because you only get one “first impression” moment online.

Why we don’t do “let’s try it and see”

Once a listing has been sitting around for a while:
