  • Local Knowledge: Do they genuinely know the area, or are they just reeling off what’s on Google Maps?

  • Property Details: Can they talk about the home with enthusiasm and detail, or does it sound like they’re reading a script?

  • Confidence and Care: Are they warm, helpful, and knowledgeable – the kind of person you’d trust to represent your homw?

  • Viewings: Who shows the property – a dedicated viewing agent, or the person on the phone? This tells you a lot about their structure and level of personal service.

This little “secret shopper” moment is incredibly revealing. If they can’t sell another property with passion, will they really go the extra mile for yours?

In today’s world, first impressions happen online. Browse their current listings and ask yourself:

  • Are the photos professional and inviting? Dark, grainy pictures are an instant red flag.

  • Do they use presenter-led video tours? A great video isn’t just about showing rooms – it should paint a picture of the lifestyle, schools, transport, and community.

  • Is it easy to book a viewing? A smooth, quick system shows efficiency and respect for buyers’ time.

Lots of agents can talk a good game at the start, but what about once your home is on the market? Do they keep in touch? Share honest feedback? Offer proactive advice?
