We hope your property search is going well and we are delighted to be helping you with your journey. We wanted to get in touch to give you a heads up on the documents you will need to rent a property in the UK if you are a student.

There are two options available to you as a UK or an International Student.

6 months payment upfront plus..

1. Passport and Visa if applicable (you can scan a copy to us for now however we will need to see the original documents in the office on or 28 days before your tenancy start date
2. Proof of address which is dated within 3 months of your tenancy start date (for example - a utility bill, doctor letter, pension or insurance letter).
3. Your most recent 3 months’ everyday bank statements (with everyday transactions such as salary, rent payments, shopping, food etc.)
4. Proof of studies – Official university acceptance/enrollment letter
5. Landlord Reference/proof of homeownership – If you are renting please provide your Landlord contact details – name, phone number and email address. Please also confirm when your tenancy is due to end.
6. Proof of savings if paying upfront - A latest bank statement or screenshot of available balance (if funds are provided by another person we will also need a copy of their passport, email address, mobile number and email)

If you are unable to pay 6 months in advance, you are able to use a Guarantor (UK based homeowner)..

Guarantor Reference Documents:

1. Passport and Visa if applicable.
2. Proof of address which is dated within 3 months of your tenancy start date (for example - a utility bill, doctor letter, pension or insurance letter).
3. Proof of Home Ownership/Mortgage statement.
4. Your most recent 3 months’ everyday bank statements (with everyday transactions such as salary, rent payments, shopping, food etc.) or 6 months’ everyday bank statements if self-employed.
5. 3 months most recent Pay Slips or last 3 years tax returns (if self-employed).
6. Employment/Accountant Reference - You will need details of a contact who can confirm your position and salary – name, phone number and email address. If self-employed you will need details of your accountant.
