Once you’ve instructed GLP, we move quickly to bring your home to market in the most impactful way possible.

1. Marketing and Launch


When will my property go live online?

GLP properties always go live on a Wednesday, as this is statistically the most active day for online searches. This timing also allows us to book in viewings for an Open House leading up to the weekend.
Depending on the pricing strategy we’ve agreed together, we may also soft launch your home first — giving us the chance to test the price point, create excitement, and build early momentum.

Which portals will it be advertised on?

Your property will be listed on all the major national portals (Rightmove, Zoopla, OnTheMarket) and selected international platforms relevant to your property and location.

Will you use professional photography and floorplans?

Absolutely. Marketing is where we truly shine. As discussed at your valuation, our approach is tailored, bespoke, and design-led. We’ll arrange:

  • Presenter-led professional videos
  • Matterport virtual tours
  • Interior design–style photography
  • Detailed floorplans
  • Social Media videos

Can I review the listing before it goes live?

Yes — you’ll receive a private preview link to review and approve your listing before it’s published.

How are viewings arranged and who will conduct them?

All viewings are personally conducted by Kate and Rob. We know every detail of your property, and we ensure that every buyer receives accurate, confident information about your home, local schools, and transport links.

How do you qualify potential buyers?

Before we discuss any offer with you, we’ll always request proof of funds or a mortgage agreement in principle from the buyer to ensure they’re in a position to proceed.

Will there be an open day or individual viewings?

That depends on the agreed pricing strategy. In Herne Hill and Dulwich, we often recommend an event-style launch with a competitive open day — this creates buzz, encourages competition, and maximises your sale price. Depending on interest we follow up with an additional Open Day and second viewings.

How quickly do you expect to generate interest?

The first 72 hours of marketing are crucial. That’s why we invest so much time, care, and creativity in this stage — to ensure your property gets the attention it deserves right from day one.

2. Communication and Feedback


Transparency and communication are at the heart of how we work. You’ll always know exactly what’s happening with your sale.

How often will you update me on progress?

After your first open house, we’ll update you the next working day with full feedback. After that, you’ll receive a weekly report every Monday morning, summarising:

  • Number of viewings
  • Buyer feedback
  • Next steps or recommendations

Who will be my main point of contact?

We’re a director-led agency — you’ll have the personal mobile numbers of both Kate and Rob, and both of us will be fully up to date on your sale at all times. We intentionally work with a limited number of clients so we can offer a truly hands-on, premium level of service.

How do you handle multiple offers or competing buyers?
We’ll collate all offers and present them clearly, alongside a buyer profile letter for each. If offers are closely matched, we’ll often invite final bids to ensure you achieve the best possible result.
