Average Rent Across Central London

Rental values across Central London continue to reflect both strong demand and the premium placed on connectivity, lifestyle, and proximity to employment hubs. Properties successfully let by GLP show consistently high average rents across core postcodes, reinforcing Central London’s position as the epicentre of demand for young professionals and internationally mobile tenants.
What’s notable in 2025 is not just the headline figures, but the resilience of demand despite broader economic pressures. Well-presented, well-located homes are letting quickly, often at or above asking price — a clear signal that quality remains king in competitive submarkets.




Age Demographics: A Young, Career‑Driven Market

The age profile of renters tells one of the clearest stories in this year’s data. In Central London, 77% of tenants fall within the 18–34 age bracket, with just 23% aged 35 and over.
This skew towards younger renters highlights London’s continued pull for early‑career professionals, graduates, and internationally relocating talent. Flexibility, proximity to offices, and access to social and cultural amenities remain top priorities — all factors that Central London delivers in abundance.

A lot of landlords are worrying about the new tenant pet laws coming into play. Yet only 8% of the tenants we placed in 2025 had a pet - should this be such a concern afterall? It will be interesting to keep an eye on this statistic for 2026, to see if this increases following the renters rights act.

Profession Breakdown: Who Is Powering Demand?

The profession data underscores London’s status as a global employment hub. Across all areas, renters are predominantly employed in: - Finance and professional services - Technology and digital roles - Creative industries and media - Corporate and business services
This diverse professional mix explains the sustained demand for centrally located rental homes with excellent transport links. Hybrid working has not diminished the value of location — instead, it has sharpened the focus on homes that support both work and lifestyle.

The nationality data from 2025 reinforces London’s position as one of the world’s most international rental markets.

While UK nationals make up the largest single share of tenants (32.78%), the majority of renters come from overseas, highlighting the capital’s continued appeal to global talent, students, and relocating professionals. The United States (14.02%) and China (7.63%) follow as the next largest tenant groups, with strong representation also from France (6.19%), Italy (4.74%), and Canada (2.68%).

What’s particularly striking is the breadth of countries represented. From Europe to North America and across Asia-Pacific, GLP tenants in 2025 reflect a truly global demographic. This diversity aligns closely with London’s status as a hub for finance, technology, education, and creative industries — sectors that consistently attract international movers.
