How to Get Your Rental Let Before Everyone Else's
Tenant demand in London is bucking the national trend and rising, but a slow let still costs you money every week it sits empty. Here's exactly what gets a rental snapped up fast right now, from the photos to the price.
The lettings market has calmed down considerably since the intense competition of 2022, and that's mostly good news, both for tenants and for landlords who take the time to get things right. Zoopla's latest figures show the average rental property now attracts 5.6 enquiries, down from a peak of 15.5 just a few years ago, and nationally there are still around a quarter fewer homes to rent than before the pandemic. London is bucking the wider trend too, with tenant demand actually rising this year while much of the country cools. Put simply, a well presented, realistically priced property in London should still move quickly. Here's how to make sure yours is one of them.
Get the Photos Right, First Time
Rightmove's own guidance to landlords is clear on this: around nine good quality photos and a proper floor plan make a real difference to how a listing performs. Always shoot on a bright day if you can, and resist the urge to photograph every fixture and fitting. A handful of well lit, well composed photos will always outperform a longer, cluttered set.
Tell Us Exactly Who You're Looking For
The more we know upfront, whether that's a preference for professionals, families, sharers, or your stance on pets, the faster we can target the right tenants and screen out the wrong ones. This one conversation, early on, saves weeks later.
Price It for Today's Market, Not Last Year's
Rents in London are at record levels, but so is tenant awareness of value. Overpricing even slightly can mean weeks of empty viewings while a realistically priced property gets snapped up in days. Talk to us about current comparables on your street before you commit to a figure.
Have Your Paperwork Ready Before You List
A valid EPC is a legal requirement before you can market a property, and gathering the rest of your paperwork early, gas safety and electrical certificates, right to rent checks, means there's nothing standing between an approved tenant and moving day.
Advertise Where Tenants Actually Look
Around three in four tenants now find their next home on Rightmove, so a strong listing there does more work than almost anything else you can do. We handle this as standard, but it's worth knowing why it matters.
If you're thinking about letting a property this autumn, get in touch with your local branch. We track live comparables every day, and we'd rather help you price it right the first time than watch it sit empty while we adjust.
