The Main Costs to Budget For

Legal Fees (Conveyancing)


A solicitor is required to handle the legal side of your sale (and purchase if you’re buying again).

Mortgage-Related Costs

If you’re repaying or arranging a mortgage, you may face:

  • Arrangement fees: £500–£1,500
  • Valuation fees: £250–£1,500 (depending on lender and property value)
  • Early repayment charges: up to 1–5% of your remaining loan if you leave a fixed deal early

Capital Gains Tax (CGT)

Only applies if the property isn’t your main home (e.g. a buy-to-let or second home). The rate depends on your income tax band and profit made.
