This approach is against industry codes, which require estate agents to treat all buyers fairly, regardless of whether they use in-house financial products.

The report highlighted instances where potentially higher offers were overlooked in favour of buyers tied into the agency’s own financial services, which can generate additional commissions and fees for the company. Staff were often under pressure to promote these in-house services, sometimes to the detriment of securing the best deal for the seller. Alongside this, agencies were found to encourage overvaluing properties to attract sellers, then pushing for price reductions later—while also upselling expensive add-on products.
