1. Who is actually going to sell my home?


Will it be the same person you first meet, or someone else further down the line? Do they really know your area — the schools, nurseries, transport links, and parks? Will they take the time to understand the full story of your home? Don’t just settle for the first figure you’re given. Invite two or three agents to value your home and compare their approach. Ask for more than a Rightmove printout — look at what properties have actually sold for, not just what they’re on the market for. Some agents will deliberately overinflate the price to win your instruction, but this usually leads to a property going stale and buyers losing interest. A realistic, well-evidenced valuation will always get you a better result.


3. How will my property be marketed?


High-quality photos, video, and floorplans are important — but ask what technology your agent is using too. Are they using AI-driven tools to pinpoint the right buyers? Will they re-target your property online so anyone who’s taken even a brief look keeps seeing it and doesn’t forget? Do they have systems in place to track buyer behaviour on their website, so they know who’s interested and how seriously? The right technology can make all the difference in keeping your property front of mind.

4. How long will it take to sell?


This depends on accurate pricing and how well your property is promoted. Ask your agent what evidence they can show you of demand right now for homes like yours.


5. What are the contract terms?


Be warned — don’t get tied into a long contract. If an agent has priced your property correctly and is actively marketing it, they really shouldn’t need more than eight weeks to secure a sale. Long tie-ins usually benefit the agent, not the seller.

Asking these five questions at the start will help you see the difference between an agent who just wants the instruction and one who’s truly equipped to sell your home. A good agent should give you honest advice, back it up with evidence, and stay accountable from the first call to completion.
