Congratulations – You’re Under Offer! Here’s What Happens Next

First of all, huge congratulations on going under offer! This is a big moment, and we’re genuinely delighted for you. At Greater London Properties, this is where we really shine. Getting an offer agreed is a great milestone — but the real work now begins behind the scenes to ensure everything progresses smoothly through to exchange and completion

From this point on, you can expect regular updates and clear communication from us. We'll be liaising closely with your solicitor, the buyer’s solicitor, mortgage brokers, and any other parties involved — all with the aim of keeping your timeline on track and stress levels low.

There are also a few key steps on your side, and we’re here to guide you through them all.

The Legal Steps of Selling Your Property
Here’s a quick overview of what to expect on the legal and administrative side of the process:

1️⃣ Appointing Your Solicitor

If you haven’t already, now is the time to formally instruct your solicitor (also known as a conveyancer). They’ll handle the legal paperwork and ensure everything is in order.
  • Getting started early is important, as it allows you to:
  • Gather title deeds and legal documents in advance
  • Complete your property information forms (such as TA6 and TA10)
  • Get legally prepared, which keeps things moving quickly

💡 Need a recommendation? We work with trusted solicitors who know how to get deals done efficiently — just let us know if you'd like an introduction.

2️⃣ Documents You’ll Need to Provide

Your solicitor will request the following:
  • Proof of identity and address (to meet anti-money laundering checks)
  • Title deeds (proving your legal ownership)
  • Property Information Forms (details about your property: boundaries, any works done, warranties, etc.)
  • EPC (Energy Performance Certificate) – If this hasn’t already been arranged, don’t worry, we’ll sort that for you
  • Certificates and warranties – For things like boiler installs, window replacements, or extensions

The sooner these are provided, the faster your sale can progress.

3️⃣ What Happens Now That You’re Under Offer

Your solicitor will now:
  • Draft the contract and send it to the buyer’s solicitor
  • Respond to legal enquiries
  • Work with your mortgage provider (if applicable) to obtain your redemption statement
  • Help agree timelines for exchange and completion

👥 Meanwhile, we’ll be hands-on—keeping all parties updated, chasing paperwork, and making sure no balls are dropped. This stage is crucial, and we take pride in managing it expertly.

4️⃣ If You’re Buying Another Property

If you’re purchasing onwards, things will get a little more involved:

  • Your solicitor will carry out searches and begin the legal process for your new purchase
  • Your lender (if using a mortgage) will complete a valuation
  • Both your sale and purchase will likely exchange at the same time

We’ll help you align both timelines, navigate any chain complexities, and keep your onward plans moving.

5️⃣ Support at Every Step

Over the past 20+ years, we’ve built up a trusted network of professionals—from conveyancers and surveyors to removal companies and cleaners. Everyone we recommend works to the same high standards we do, and we’re happy to connect you with anyone you need.

The GLP Difference

Going under offer is exciting — and with GLP by your side, you’ll have support through every step of the process. Our job doesn’t end with finding a buyer. This next phase is just as important, and we’ll be with you all the way to completion day.

So congratulations again — and let’s keep things moving.

Warm regards,

Greater London Properties

Great news you're looking to buy in this part of London – it’s one of our favourite areas and always in high demand.

This week’s Panorama report has shed light on some concerning practices within parts of the UK’s larger corporate estate agencies. The investigation revealed that certain agencies prioritise buyers who agree to use their in-house mortgage or conveyancing services—a practice known as “conditional selling.”
